THE upper floors of the building in which three fast-food restaurants are operating on Winchester High Street are up for rent.

The first and second floors at the former Debenhams unit, which now houses Five Guys and Nando's, and where Pizza Express will soon open, are being let by AG&G.

With a total of just under 30,000 square feet, the space is proposed for multiple uses, including leisure, offices and retail.

The 14,500-square-foot first floor is being rented for £215,000 per year, (circa £15 psf), while the  14,750-square-foot second floor is going for £220,000 yearly (again circa £15 psf).

AG&G described the unit as follows: "Prime location on the south side of Winchester High Street and home to The University of Winchester which has 8,248 students. As at the 2021 census, the population size has increased by 9.4 per cent, in 10 years from 116,600 in 2011 to 127,500."

It also described it as a "flexible" space, with the ceilings ranging from four metres to a potential eight metres, implying the middle floor could be taken out to create one large space.

The property is not listed but is situated within the Winchester Centre Conservation Area.

The news comes as some key players involved in the development of the city centre push for more of the space on the upper floors of buildings on the High Street to be utilised.

Gentian Developments, for example, have recently applied to turn the upper floors of the former Closs and Hamblin unit at 7-8 High Street into 12 flats.

Whoever rents the space will join Nando's, which opened recently, Five Guys, which will open on Monday, December 2, and Pizza Express, which will open in 2025.

The Nando's opening on November 20 elicited both positive and negative reactions from Wintonians, with hundreds of people flocking to sample the chain's Portuguese-style grilled chicken.

Branch manager Adrian Grzybowski said: "When I used to work in London nine years ago I'd already heard about Nando's trying to open a restaurant in Winchester. It wasn't easy – there were some obstacles on the way. They were looking for the right location and I think finally they've found it."

He added: "Coming to Winchester, I have met lots of people who have told me how excited they are to have a Nando's here as well."
