WINCHESTER City Council has launched a consultation on the new master plan for Station Approach.

The consultation was launched on Monday, September 16 and runs until Sunday, October 27.

As previously reported, the plan for the £150m regeneration of the land between Gladstone Street and the Cattle Market in Andover Road – including the station car park and Carfax site – has been drawn up by locally-based architecture firm Design Engine.

The redevelopment of Station Approach has had a long history. The proposal for its development, put forward by Michael Hopkins Architects, won a competition in 2015. The competition had been marked by several firms withdrawing because of the rules of the competition were said to be too restrictive and fees too low.

The surprise veto followed concerns around potential overdevelopment, which required large numbers of parking spaces and the demolition of the former Registry Office.

A scheme was also scuppered by legal action and political defeat at the city council.

Design Engine was announced as the project lead in 2023, with the aim of getting the development back on track.

Initial ideas for the site have included 250 new homes, offices, shops, cafes and restaurants.

Partners that Design Engine will be working with during the redevelopment include New Masterplanning, Urban Movement, Arup and Steven Bee Urban Counsel.

During the consultation, Winchester residents will be able to view the proposals and give feedback.

Design Engine is also holding several events for residents to find out more. The firm will hold an online information event on Wednesday, October 9 at 7pm, as well as a drop-in information at the Design Engine Offices in Coker Close, Fulflood, on Saturday, October 19 between 10am and 2pm.

The concept master plan is expected to be submitted for endorsement by the council’s cabinet in early 2025.
