A NEW wishlist of sites for development in the Winchester City Council district has been published.

The Strategic Housing and Employment Land Availability Assessment (SHELAA) is a list of sites that developers want to build on in the future.

The city council's Cabinet meeting, on Tuesday July 18, approved the latest report and stressed that the list does not allocate the sites for development. 

The last report was published in 2021, and several changes have been made with some sites being added and others removed.

Former city councillor Ian Tait, now a planning consultant, asked about a site next to Winchester Village at Pitt Vale. It had been rumoured that plans were in motion for 300-400 homes there. However the site has been removed from the current SHELAA list.

Council leader Martin Tod confirmed that the site was not included in the current Local Plan. 

Cllr Caroline Horrill, leader of the Conservative group on the city council, said: “It would be helpful to confirm that the allocation of sites does not approve planning permission.

"This type of document can cause concern among residents who don't appreciate the whole process.”

Cllr Jackie Porter said: “I find it very frustrating that we have to keep saying that this is a list of sites put forward by developers, it does not allocate the sites.”

A total of 16 sites have been removed from the previous SHELAA and 15 have been added. The whole list comprises 396 sites.

There are two new sites in Littleton and Harestock - land north of Deane Down Drove and land north of Stockbridge Road and east of Littleton Lane.

Two sites have been added in Shedfield - land adjoining Botley Road and Oak Farm in Winchester Road.

One site has been added at Portsdown main site, James Callaghan Drive, in the Southwick and Widley ward.

In Winchester, two small sites have been added - at 7/8 High Street and Blackbridge Yard in College Walk.

One new site has been added in Wonston - at land south of Wonston Road.

One new site has also been added in the Hursley ward - at 119 Bunstead Lane.

In Denmead, five new sites have been put forward - Anmore Road; Tanners Meadow in Forest Road; The Oaks in Hambledon Road; Anthill Farm in Hambledon Road; School Lane; and Crabbick Farm in Lower Crabbick Lane.

At the end of the discussion, Cllr Tod said: “This is not a decision for planning permission. It does not decide what will be built. That is a separate process.”
